My goal is to turn prospects into buyers.  Buyers do not want to feel like visitors in your home, they want to feel "at home".  I will stage your home to create an emotional connection with the buyer the minute they walk through the door.  
An experienced home stager knows how to present your home by accentuating strong points and minimizing negatives. The use of proper lighting, scale and placement of furniture and accessories can create dramatic transformations that appeal to the senses.

Basic Staging Consultation

This 60 minute analysis of your home begins with an explanation of buyer perception and a complete walk-through of each room including the exterior of the property. 

 

You will be advised on what your home's strongest features are and any negatives that would likely impact the sale price.  You will receive a checklist that covers all impressions and suggestions.

Comprehensive Staging Consultation

A 2 hour appointment begins with an explanation of buyer perception and progresses to a comprehensive analysis of your home, inside and out.  From closets to basement, we will identify problem areas and provide specific solutions for addressing them. 

 

We will cover organization, de-cluttering, lighting, window treatments, accessories and furniture arrangement.  You will receive a detailed report outlining all impressions and suggestions, paint chips, DIY instructions (if applicable) and advised on which projects should be handled by professionals.

Within a predetermined budget, we will shop for the perfect accessories to beautifully stage your home.  Shopping is offered  in 1/2 day increments. 

Organize & De-Clutter  

We will work side by side with you to completely transform your home so that it appears more spacious, lighter and brighter.

This service includes assistance with what to pack, what to store and what to donate or sell.

Staging Services

Every homeowner's situation is different. Depending upon your home's condition, price point, competitive listings in your area and your Realtor's input, a plan will be tailored to address your specific needs.  Note that painting is highly advised and often the most important component any staging option. Options Include:                

 

Thrifty Stage:  Combined with a Comprehensive Consultation, we will use your own items and only add inexpensive accessories as necessary. Inexpensive items may include fresh towels for kitchen and bath, pillows, plants, or even thrift store items to fill in here and there. This service will include minimal shopping.

 

Full Stage:   Also combined with a Comprehensive Consultation, we will use your own items and add inexpensive accessories appropriate. It will also include shopping for price conscious accessories and when cost effective, simple sewing services such as window enhancements and pillows. Full staging also includes organization and and de-cluttering.

Every room or space in a home should have a purpose.  This room had no purpose, other than a catch all space.  Every room in a home is an opportunity to leave a positive impression with a buyer. This room before staging was blah and did not spark an emotional connection with a prospective buyer.  After staging, it becomes a lovely room for an out of town guest or a perfect bedroom for a child. Best of all, the room would now leave a good impression.

This teen-aged girl's room felt chaotic. The desk in front of the window made the space look smaller. Windows are focal points and should be approached as such. The dusty, outdated fig tree had to go, as well as the  purple and red-themed hockey art work.  The clash of colors and the Michigan bed design added to the overall chaos. With the home located in the heart of Ohio State Football territory, I covered the Michigan Logo with a thrift store throw.

This master bath is a perfect example of the power of paint. Using three colors to accent the separate areas turned this dull space into an owner's retreat.  Replacing the dark sheers with mini blinds allowed for privacy control while letting the beautiful farm field view add spaciousness the room. Shelves in the alcove provided towel and candle display and the unnecessary sheer finished the spa-like look. 

This home needed organizational staging to attract a buyer and the dinette area was a top priority.  The desk, entertainment unit and end table served only as display space for the vast array of sentimental photos and once removed, the space appeared to grow in size.  A fresh coat of paint on the walls and door brightened things up and the removal of the unnecessary  sheers let the beautiful private outdoor landscaping in to create a spacious and airy feel.

This small bath was dark and dingy with no room for storage or display of decorative items. The over-sized mirror was removed to provide space for a shelf towel rack. An inexpensive, smaller mirror was placed over the pedestal sink with a shelf hung beneath. Other than the towels, all items were found at thrift stores. The lighter paint and a change of light bulb color made a huge difference in how the ceramic tile blended into the new design.

This office lobby really needed a face lift. Primarily a residential broker, my client wanted the lobby to reflect that. Even with the constraint of a requirement to use only three exact match corporate colors, the transformation was significant. Removing the useless monitor filled with color clashing slides and low quality video, along with framing the space in flat grey paint made this broker a very happy client.

This outdated western look room did not flow with the rest of the home. Flow is very important to the viewing experience as it makes the home feel more open and spacious.  This design used the blanket underneath the bedspread AS the bedspread.  Inexpensive pillows were added to create a headboard which made  

the room look more balanced and inviting. The mirror was taken from another part of the house and added accessories were thrift store finds. Paint only required touch up.
